a. iwantanoffer.com is a social networking website focused on the real estate community. Our members are buyers, sellers, real estate agents, developers, investors of real estate and service providers to the industry. Our platform provides an outlet for all parties (members) to interact, educate and work towards achieving each member’s goals.

2. How does iwantanoffer.com work?
 

a. iwantanoffer.com is a social networking site. Membership is free and enables the use of all features including communicating with other members, contributing to our message boards, contacting sellers, adding other members as friends, watching properties by adding them to your watch list, joining members’ email lists to stay updated on listings and much more. All of these features are monitored and controlled through each member’s account page.
b. Members have the ability to upload properties that are for sale, whether you are the owner or represent the owner. Listing a property is FREE!. Each listing can include photo uploads, self-guided video tours, floor plans, easy duplication (for developers or agents) and its own Q&A section which is managed by the listing party and much more. Pricing is determined by your category, which has customized features based on categorical needs.


i. Buyers: Free!
ii. Individual Sellers: Listings is free and is valid until property sold.

iii. Real Estate Agents: List as many properties as you currently have available for free.

iv. Developers: List all of your development units as well as advertise your buildings. Unlimited property uploads for free.

v. Investors: Upload all of your rehab projects as well as wholesale inventory. Market and upload all of your properties, including multifamily investments for free.

3. Should I contact sellers and “low-ball offers?”
 

a. Although our site promotes buyers to make offers, we strongly encourage our members to offer the best possible price for each piece of real estate you are interested and financially able to purchase. This will illustrate to the seller you are serious about buying and further give you the best chance of successfully buying the property.

4. How does your offer system work? What are my options when responding to offers?
 

a. Our online offer system is a verbal (email-based) communication channel that provides buyers of real estate a non-intimidating medium to make offers on real estate.
b. When a member (buyer) makes an offer, the seller has the ability to respond to the offer 3 ways:


i. Accept offer: This means that the terms of the offer are acceptable. Acceptance of this offer will provide an indication to both parties of this acceptance and contact information from both parties will be shared with each member

ii. Negotiate offer: This means that the terms of the offer are not acceptable to the seller. Selecting ‘negotiate’ keeps the communication channel open while responding to the offering party with new terms. This process can continue until both parties agree to terms. Once this occurs, a party will select ‘accept offer’ and contact information will be exchanged.

iii. Reject offer: Rejecting an offer completely cuts off communication amongst parties. If a buyer has submitted an offer that is not acceptable to the seller, we recommend negotiating the offer.


c. VERY IMPORTANT: OUR OFFER SYSTEM IS NOT A LEGALLY BINDING CONTRACT. IT IS STRONGLY RECOMMENDED THAT YOU CONSULT A REAL ESTATE ATTORNEY OR THE LIKE TO DRAFT A LEGALLY BINDING AGREEMENT.

5. My property is currently listed with a real estate agent, can I still use your services to achieve maximum exposure and marketing efforts?
 

a. If your property is currently listed you can either encourage your agent to place your property on our site and have them monitor the messages, showing requests, and offers or you can place your property on our site and control all of the messaging. Please understand that once you have signed a listing contract you are obligated to pay your agent a fee regardless if you find the buyer.

6. I am a real estate agent; can I use your site to gain maximum exposure for my client?
 

a. Our site is agent-friendly and has a special section dedicated to your listings. After joining our community and uploading your listings, you will be in control of responding to your potential buyers needs via our website. On our site you can advertise an open house, accept a showing request from potential buyers, obtain verbal offers from potential buyers and view buyers pre-qualification letters from their lender. iwantanoffer.com is dedicated to improving your business. 7. How do I know if the person making me an offer is financially capable of purchasing my property?
 

a. iwantanoffer.com screens buyers by having them upload a dated preapproval letter. All users that are preapproved have an icon next to their username. As with all preapprovals, these are only indications and we encourage you to contact their mortgage broker or further communicate with your buyer regarding this matter.

8. What if I need to make a change to my listing?
 

a. Making changes to your account is very easy. Log-in to your account using your email address and password. On “my account” page, you will be able to edit, delete, and add your listings.

9. What if I lost my password?
 
a. When you attempt to login, click the link, “forgot my password” and enter your username. An email will be immediately sent to your email box with your password. We recommend changing your password after completing this task.
10. What if I want to create a new forum topic?
 

a. We love your participation! Simply send an email to forum@iwantanoffer.com and with 24 hours, your new forum will be posted. This is subject to appropriate content.

11. I have received an offer on my property but have not sold it yet! Can I change the status so members are aware of this status change?
 

a. Simply log on to our site and visit your “my account” page. Find the particular property you have received an accepted an offer from and change the status to pending. Upon sale completion, change the status to sold!

12. I have sold my property and want to remove it from your site.
 

a. Log on to our site and visit your “my account” page. Find the particular property you have sold and on the drop down menu change the option from Active to Sold. We would love to hear about your experience. Please share your story with us at info@iwantanoffer.com. Congrats!
